Frequently Asked Questions

Do I need planning permission for a garden office?

In most cases planning permission isn’t needed for a garden office due to permitted development rights. Unless you’re planning a particularly large office or there are specific local factors, such as living in A Conservation Area there should be no problem. Generally…
But (and it’s a big but!) we always encourage you to check with your local authority’s regulations, which are available through the Government Planning Portal website or contact your local planning authority. All our buildings comply with the 2.5m height requirement.
As experts in the field, we’ll be able to offer you guidance to make sure your plans pass muster and support you with any applications.

How much does a garden office cost?

We’d love to be able to give you a simple answer here, but the final cost of your garden office will vary a lot depending on size, the materials you want, insulation and other features. This is why we recommend a site inspection from one of our expert joiners where we run through our finer details and spec. The quote you’ll get from any garden office supplier will be determined by lots of factors – including access to the site, available foundations, external cladding, additional decking, whether you need an electrical supply and so on.

What are the different types of garden offices available?

In terms of shape and size, the options are pretty limitless (subject to any local planning restrictions!) and really most aspects are guided by your own needs. If you’re a sole trader who only needs a small office in your garden then it can be very simple. For larger businesses with specialist needs there are more things to take into account. One of the most important things for most of our customers are aesthetics (after all, this is your garden).

  • Timber garden offices: Offering a natural, traditional look with our Western Red Cedar or Thermowood cladding.
  • Composite garden offices: Combining the benefits of wood and metal, this option is low maintenance and offers a balance of aesthetics and performance.

How long does it take to install a garden office?

The installation depends on the size and complexity of the garden office. Our smaller cube models can be installed within a few days, while larger, custom-built offices may take a couple of weeks. Other factors include our great friend the British weather, whether you have existing foundations, and if any additional extras are required such as internal stud walls, kitchen or bathroom fittings etc.

What about insulation and heating a garden office?

Proper insulation is crucial for a comfortable insulated garden office year-round which is why we ensure our garden offices all come standard with the best insulation. All walls and floor have 25mm Kingspan with 75mm of acoustic rated Rockwool not to mention the insulated Quadcore Kingspan roof panels. This is all finished off nicely with a plasterboard and professionally plastered finish. There are many ways to actively heat your office – from wall heaters to space heaters to simple hot air fans. We’re always happy to advise on what options might work best for you.

Are there other things to think about when choosing a garden office?

Aside from the construction of the office itself, it’s worth checking with your home insurance to make sure that a garden office is covered if you’re intending to run a business from it. You should also think about broadband connectivity and phone lines if your work requires you to be in touch with clients via web or phone. Our electrician who works alongside us can provide network connection as an optional extra.

What foundation do you use for garden offices?

As standard we use a specially designed concrete pile and steel legs system for all our garden office foundations. We dig down into the ground, a galvanised steel bar and base plate is inserted into the excavated hole and then filled with concrete. These piles are spread evenly across the entire width and depth of the timber base. Not to worry, we can build on concrete slabs if you already have a base in place.

Do you need a deposit for a garden office?

Once you have decided on which garden office you would like along with any optional extras such as partitioned walls/ glass screens or internet connection we will liaise with you to confirm an installation date. Similar to the majority of garden rooms companies we do require a 25% deposit which is collected upon booking. Following completion of the garden office the remaining 75% will be due.

What is the waiting time for a garden office?

We are currently working on a 4-6 week lead time, however this can vary due to busy spells at certain times of the year such as Spring or Summer.
